Renting and bad credit.

So long story is bought a house with partner 2 kids bad relationship I got in debt as he wouldn't pay towards anything bar mortgage we have split house sale completes this Thursday 🖒 for getting out of the relationship solicitors were involved as he didn't want to give me half of the house even though it was joint and he wanted keep kids I digress... I am renting with new partner and have paid reference fees for a property today. My concern is will they decline us as I have debts (that are going to be paid off with sale of house and leave me with a sizeable amount of a nest) I am willing to pay 6+ months rent upfront and provide a guarantor. I am so stressed that all my months of fighting to get the kids full time and get a share of the house will amount to nothing if come Thursday I'm homeless with a moving van full of our stuff....

Why have you not told this to the agency so your guarantor can be referenced.

But you are aware of your own circumstances and feel you may need a guarantor so why not be up front.
I am a LL, if you were open about things then it would be fine, if you fail referencing and haven't explained I would probably just move on to another tenant for my property.

What sort of debts? Any CCJ or insolvency such as IVA or bankruptcy?0

I might be wrong here but a credit check for this prupose will only be to show if you have any CCJs bankruptcy etc on file. If you have these debts 'under control' currently... and you pass the affordability (which you say you do) then you should be ok I think.0

No ccjs. All debts being paid off Thursday this week... I have informed estate agent of all this.0
