Index search at the Land Registry, ?

we are currently buying a house, and when we got the first contract and copies of searches etc..
we noticed the boundary was not quite right and not what we expected.
A garage sized piece of land at the front right boundary.
I checked the local planning portal to see what title plans looked like previously and they include this piece of land.
My solicitor is now doing an index search with the land registry. whats this and why is this different from previous searches they would of done?
What other sources / ways of checking boundary would there be ?

An Index search shows all the titles in an area. It will show if the area is under a different title number.
The planning portal does not show title plans.
Local authority searches are not title searches.0 -

Ah i understand what the index search does now, thanks.
Yes im aware local authority/planning portal does not show title plans etc..
but shows OS maps etc.. that depict the boundary as we understood them, and as previous owner used the land. there was planning application on the land previously... so there was a few maps etc.. that were useful to show our solicitor.0 -
As daveyjp says, plannimg/local authority plans do not indicate ownership.
I can apply for planning permission for a new house in your garden, and attach a plan. That PP may or may not be granted, and the plann accepted, even though I don't own the land and can never build the house myself.
Only the Land registry records ownership (unless the property is unregistered, in which case it is the paper conveyance documents).0 -
If you look on the land registry website you will see a map search option. It may be that your garage is listed as an area in its own right. If it is click on that area of the map and younshould get a titlr number. tealady is quite right that you can check online. The option you are after is Map Enquiry as Map Search is a separate service for business users only.
The online service is ideal for large areas of land and actual properties so small parcels of land can sometimes be tricky to identify and/or get the precise details for. It also only reveals registered details online.
Hence the postal option of a SIM (search of the index map) is often the best way forward. Hence that is what your solicitor is doing now and that will confirm whether the land is registered or not and if it is then under which title number(s).“Official Company Representative

we got the index search back from the LR, and the piece of land was on a separate title for some reason, so there now having to get new contracts drawn up.0
