OFF PLAN new built property TIMESCALES how long in total?

    It's still on track to be within the 3 month window I was first given, just likely to be at the end of the 3 month window. I don't know if I'll get any compensation if it goes past the 3 month window.

    Only a vague reason was given that they were still working on other houses, so started work on mine later than planned, but they didn't say why the other houses were also late. They can't blame the weather as it was a mild winter with no snow at all here.

    Reserved in December(Roof was already on). Was told the completion date would be June/July. Date has been moved up twice and will be moving in at the end of this month!!!! Apparently good weather and no supply issues = Sweet Life.

    Oh, it should not take so long time if the roof was already on since December.
    I agree that the weather is quite good now. Hmm.. hope they have a good reason to explain you.

    Off plan new builds will not always be late as some people have suggested here. I reserved my house from Berkeley Homes, off plan, in February 2016, and was told the house would be complete at any time between October 2016 and March 2017. As time went on, that window decreased, and it was eventually complete at the end of September, ready for me to complete in the first week of October, ahead of schedule.

    Hi, Thanks for your answer.

    When you first reserved in February, may I ask how was the progress of the house at that time? (ie. Foundation laid or roof has been done)

    I bought off plan with Russell Homes. I reserved at the beginning of March 2016 and was told a completion date of September 2016 - I was phase 2 with phase 1 expected to complete in April 2016. Phase 1 ended up completing 4 months after scheduled in August 2016. At the point of reservation the phase 1 houses were built but had no windows and were essentially a shell and what would be my house didn't even have foundations.


    I exchanged contracts at the beginning of September 2016 and finally completed at the end of February 2017 a grand total of 6 months delayed, in this period I must've had about 4 different completion dates.


    It was a lot of stress, in the end I was 4 days away from my mortgage offer expiring - however, I adore my house and I'm glad I waited for the perfect plot (I could've changed for a phase 1 house but the location wasn't as good) and despite the long wait times I was able to stay with parents so didn't have the added stress of finding a short term rental.
    Savings
    Equity loan savings: £150/£24,599
    Emergency fund: £200/£10,000
    Outstanding mortgage: £88,709.48/£89,000

    April 2017 GC: £- /£120

    Thanks so much for your reply. The new built always be delay 3-6 months. Luckily, you can stay with your parents. We are renting. We decided not to wait for our seller indefinitely. Our seller chose not to compromise and will only do the completion on notice. :( We supposed to exchange the contract next week and complete who knows in the end of this year or even next year.
    I will pull out and look for other properties now.

    My partner and I are looking into buying a new build off plan with Taylor & Wimpey. Has anyone used them before? I have heard bad things about alot of companies (as you never really hear the positives) but just want to hear anyone else's stories.

    We are in the process of buying a new build off Taylor Wimpey via an Estste Agent who are selling a lot of the plots.

    The property has been built for sometime but completion has been delayed - utitlities apparently!

    Always assume there will be delays and see them as the norm rather than unusual. We were a bit too optimistic...
