Bought first house, not given all information.

Hi,
My fianc! and i recently moved onto our first house. We have a garage and access to this garage from our front garden. Upon moving in, a letter was posted from the chap across the street advising that he was using our electricity for his garage (which is next to ours). This was the first I'd heard of it. He came over and explained, being new to this i advised I'd speak to people and let him know if it can continue. I've seen what's in there and it's just a fan for his car.
My insurance aren't happy with the agreement so I've gotta tell him to get out, which is fine.
My question is, should the estate agent have disclosed this to us from the get go? Ultimately, had we have known about it we could have asked him to move it out before we moved in.

you've said it can't continue, and he has stopped. So what's the problem? Perhaps the sellers made it clear all along to him that it was a temporary arrangement. If they had had some sort of formal agreement with him which would affect you then they should have told you, but it doesn't sound as though tat was the case.All posts are my personal opinion, not formal advice Always get proper, professional advice (particularly about anything legal!)0

I'm not sure what you're hoping to get out of this, if you don't want him to use your electricity, tell him and turn off the feed. Did the EA even know?
If a gardener turns up and says he used to do the garden for the original owner, or a window cleaner wants to clean your windows because he used to do them, do you think the EA should have told you?had we have known about it we could have asked him to move it out before we moved in.

It's his garage, but has no electricity.
So he plugs his "fan" (I'm guessing something like a carcoon) into your socket in your garage. Maybe there's even a spur through the wall.
I'm not quite sure what it even has to do with your insurance...
Do you object to it? How about if he bungs you a bottle every now and then for the favour?
