searches and surveys

Finally had our mortgage offer through and the solicitors are getting on with things.

I have called them today and they said they sent the searches off on tuesday and they have some enquries on the planning permission tha the house has on it.

Any ideas how long this could take and if the enquiries on the plannin permission could throw up any issues??

    Depending on exactly where you are in the country searches may be as quick as 3 days, or as slow as 3 months.

    As for whether there may be any issues in relation to the enquiries on the planning permission, I'm afraid that without knowing the house it is impossible to say.

    The planning permission is complete and has been passed by the council so i dont really understand why they have any queries with it.

    Just getting bugged by the vendors for a date so i want things to run as smoothly as possible.

    How old is the property?
    Has it been extended at all from when it was built?
    It is likely that the solicitors want copies of the planning permission documents, to confirm all conditions have been met.

    I would say it is too early to start talking dates.

    its about 16 years old and yes it has an extension on the back (conservatory/sun room) but it also has planning permission for a further extension.

    It's possible that a conservatory/sun room may not have required planning permission, but will have needed a building regulations certificate.
  • Some searches take longer to come back.
    The seller's solicitors will have to come back to your solicitors with answers to their enquiries. Hopefully it won't take more than a few days if your sellers are organised.

    Do the solicitors know that the planning application outstanding hasn't been built? They could be wasting their time asking for certification on a part which doesn't exist

    Some searches take longer to come back.

    Most searches can now be obtained online, apart from the local search, which normally comes from the local authority. There can be a huge variance in the time taken by the local authority to return a local search.
