Larger bedroom vs Smaller ensuite bedroom

What would rather sell/preferable? Large bedroom size decent enough for a big double wardrobe and small furniture
or
Ensuite bedroom (3 piece) with not much space for double wardrobe or just about space two single wardrobe.

So say if its a three bed property, whats more appealing two big bedroom/one single bedroom or one big bedroom/one ensuite/single bedroom. Ofcourse it would have a family bathroom.

Just curious to know your thoughts!? Thanks a lot! :)

    If the bathroom is near to the bedroom, I would prefer a bigger room, as more space is worth far more than saving walking a few steps.
    We have a three bedroomed semi, with the bathroom about two metres away and would find no advantage in having an en-suite.
  • Yes its a bit debatable or rather a preference or choice. Ensuite is handy if there are guests coming over who could use the family bathroom while you use your own.

    @Penitent These days most modern houses that we have seen in our area has a WC on the ground floor which is handy as well!

    I'd rather have the larger bedroom, there's nothing worse than houses with bathrooms crammed in everywhere but not enough storage space.
    Plus, I know a few people who live in houses where an en-suite has been added in to the corner of a bedroom in a really poorly designed and impractical way.

    If you wanted to add another bathroom, people seem to like having a small loo downstairs (I don't, I'd feel like visitors could hear me weeing, but a lot of people seem to be adding them). Is that a possibility?


    As I discovered when I had a very bad knee injury, a toilet downstairs is brilliant!


    I wouldn't buy a house without a toilet downstairs - when I bought I house, I wanted one that I could live in forever if necessary.


    Big enough for a family, suitable for pensioners too, and a downstairs toilet is a must.


    PS - it depends on the layout if the visitors can hear, mine is by the front door, with no adjoining walls to the kitchen or living room.


    I also like having it, as it means when I have visitors, they use it, so I can keep it spotless and the upstairs one doesn't have to be spotless all the time!

    I'd rather the larger bedroom. Not sure I want to hear my partner pooping in the middle of the night! :rotfl:

    An ensuite is nice but not if it makes the bedroom so small there isn't room for a reasonable amount of furniture. A double wardrobe and two chest of drawers and two small bedside units is what I would call normal for two people.

    A downstairs loo is essential as well in my opinion, makes life much easier for older people and small children at the very least.

    When we had three teenagers a second shower or bathroom would have been very useful but we managed without and now they all have their own homes.

    I couldn't really imagine what you were describing but the small modern 3 bed houses that we have as rental properties that have an en suite have it with the biggest bedroom. So 2 double bedrooms one en suite and a single bedroom.

    I wouldn't want a house either to live in or let where the en suite was attached to a single bedroom.

    I am saying the en-suite is attached to a double bedroom but that reduces the bedroom size because of its ensuite nature with space just for a double bed and just about space for maybe two single wardrobe. So a slightly crammed up room. But you get an extra bathroom

    It depends what sort of people live would in the house.

    If its a small 3 bedder likely to appeal to first time buyers or people moving up from a 1 bed flat, then a larger bedroom is likely to appeal.

    If it is more of a family house then an en suite can be useful, as long as there is a bit of room in the bedroom to put your furniture. A lot of room around the bed is nice, but how much actual use is a bigger bedroom?

    Which boils down to how many people are likely to be using the bathroom every morning I guess - how big the queue would be!
