Do we get a survey? 10 year old house

We have just had an offer accepted on a house! :beer:

We are booking the mortgage valuation but unsure as to whether we should also get a survey? The house is only 10 years old and our mortgage adviser has advised it's not needed but still unsure?

Any advice? Anyone had any issues not getting one on a property of similar age.

    Firstly, congratulations! :)

    I think doing a survey is still a good idea, even if it's a new build. Does the building have a warranty on it? I'm guessing that might be up or nearly up by now if so?

    I think I may have heard too many horror stories about new builds and it's made me very cautious.

    Depends on your attitude to risk.

    Given the likely purchase price of the property you are hoping to buy, most people will consider the cost of a survey to be worth it as part of their due diligence.

    How good are your eyes? Are there any cracks in the walls? Lifting concrete outside? I just bought a 12 year old house without a survey despite a number of people advising me to (should be noted these people stood to gain financially had I booked a survey)

    We found what seemed like plenty of problems when we moved in but 6 weeks later they are all sorted. Basiclly just 12 years worth maintenance - key thing to remember was a survey would not have found these faults (broken hot tub, toilet not flushing, radiators full of slime etc).

    In my experience subsidence is the most important thing to be wary of and its always been pretty obvious to me if a building has a problem when looking at it.

    As a side note my buyers had a survey done on the 1950s house I sold to them, they sent me the report afterwards - it was a complete waste of money full of errors and backside covering assumptions.

    All houses are different - depends on build quality on how the existing owners have maintained the house. We have recently moved into a 10 yr old home that was built by a local builder who has a very good reputation rather than a nationwide box builder. We live in Scotland so had the homebuyers report but thats all we went on, didnt pay for an additional survey as one would hope that the previous owners would have claimed for anything major on the NHBC warranty.

    To date, nothing has been wrong with the home, other than we can see they have had a leak of some sort in the past (repaired)

    Would we do it again - Yes.

    It might be a good idea to check that the structure is alright.
