Using loft conversion as a bathroom

Just putting it out there....
We are due to move into a detached 3 bed property which has a loft conversion, we have had a thought of turning the loft into the bathroom, thus freeing up the bathroom which is very large and turning this into a fourth bedroom, there is a toilet downstairs so no one will have to be traipsing flights of stairs for the loo.
Firstly would this be a benefit if we ever sell, or would it decrease the value. Does it come across as a good idea?

So you will end up with no toilet/washing facilities on the middle floor?
Hard to suggest without seeing the layout, but could you not have the loft conversion as a 4th bedroom, and (given you say the current bathroom is very large) move walls to make the current bathroom smaller and other rooms upstairs then are more spacious.0 -
Seems a bit mad to me - as bad as having a downstairs bathroom, because you still have to negotiate stairs for toilet/shower etc. Is the bathroom bigger than the loft?! Why not convert the loft to the 4th bedroom?
Also, I know very little about plumbing, but isn't water pressure likely to be an issue in the loft?0 -
People want bathrooms on the same level as bedrooms, so the best option would be to use the loft as the 4th bedroom and fit an ensuite in (or at least a loo) leaving the other bathroom downstairs with the other 3 bedrooms. If the bathroom is really that big, would it be feasible to divide it to create an en suite to the master bedroom as well?0

- Swap the current bathroom with the smallest of the bedrooms (assuming it's not a boxroom!) on the first floor.
- Add an en-suite to the loft conversion, the remainder of which use as a bedroom.

Personally I wouldn't want to buy a house without a bathroom in the same floor as the children's bedrooms, too much hassle to go up or down the stairs.0

I'd find it odd to have a bathroom on the top floor - I agree that if possible swap bathroom with smallest bedroom (having just stripped out a bathroom and replaced it, it is remarkable how small even a decent sized bathroom is without the sanitaryware in it!), although I imagine most likely the bathroom is smaller than the smallest bedroom.0

I'd definitely be put off buying a house if I needed to go to the 3rd floor for a bath. I think ReadintTims suggestion is the best!0

What is the loft extension used as now? Is it a bedroom? If so and you are buying a 3 bed house with a loft conversion why do you need to put the 4th bed somewhere else surely that is already in the loft?0
