Options
Do we need planning permission to put an RSJ in to incorporate the old bathroom into our kitchen of our house?

Many thanks

  • Probably not, but you may well need Building Regulations approval.

We have a similar situation. Work was completed 8 years ago to knock through from kitchen into downstairs wc and an RSJ put in place, back door moved and a new window put in. All done by a professional builders who are still trading and do extensions and new builds so should know their stuff ! We were told that planning permission not needed as using existing house and not extending, and that all work complied to building regs, but we didnt get a 'certificate'. Should we have had a certificate??

You have to have an engineer give you calculations for the RSJ, ours cost about £400 for two. Then you need to apply for a 48hr building notice from your council and submit the engineers calculations, they will send someone out before you do the work, then check calculations, then either approve the work or say no, then if approved they will send someone to check it is done correctly. The building notice cost us £320.

thanks for the suggestions and advice.

the dilema is do I really need to get building regs now for something which was done 8 years ago which probably complied with the regs at the time?

Why can't peeps use the "New Thread" button instead of exhuming ancient ones?

when we moved a while back it came up in the survey of the house we sold, luckily we had some photos as it took weeks to get a copy of our certificate as we had lost the original, their valuer was happy with the photos to proceed but we still had to get a copy of the certificate and the one for our conservatory before completion of sale
