Quote To Re-Render 3 Bed Semi

Hi,

Me and my partner and looking into getting our 3 bed semi re-rendered. Basically taking off the old pebble dash and replacing it with flat render.

So far the quotes I have are:

Smooth Render:

Materials £1080
Knock Off & Prep £960
Base Coat £1200
Top Coat £ 1800
Total £5040

K Render:

Materials £1800
Knock Off & Prep £960
Base Coat £1200
Top Coat £ 2400
Total £6600

Is this a fair price. I knew it wouldn't be cheap but I was expecting about £3k last year we had a chap price it up for £3k but we didn't have the cash at the time to do it, but we now do. I also looked on websites for national averages for similar jobs and again they came out at about £3k.

    You don't appear to have included anything for scaffolding - That would another £1000-£1200 to the overall cost.

    Also a little confused over the price differential for base & top coats - If this is just for labour, the K-Rend is over the top... But if the price includes materials, why the £1800 ?

    You need to get a few more quotes.

  • Sand and cement render is simply that. Cement £5 a bag, sand £4 ton.
    This is not breathable and needs finishing with paint and regular re-painting evevry few years.

    Silicone renders like K-rend are 2 layer systems and not all suppliers can use it. It is of course coloured so needs no regular painting like the cheaper version. It can get dirty though but at least they are breathable.

    Stone and brick effect renders Like Decopierre or Stonecoat can offer a brick finish or stone finish that is lime based, breathable and coloured to suit local styles.

    The quote does not mention scaffold and in some cases pebble dash removal can damage the substrate. If it can be covered its another option.

    You will need building control approval and they will insist that you increase the thermal value
