Registering a property for the first time

It really isn't necessary to register it. When your sister sells her buyer's solicitor can do that.
If you do want to register (and pay the fee), when you get the paper deeds you should find Land Charges Searches against the then estate owners on the occasion of each sale.
If the deeds have been kept properly then it should only be necessary to do searches against her father - from the date he acquired the property to the date of his death and against your sister from then on.
If the names are common, then all kinds of entries may come up and typically the seller's solicitor then has to go through them and certify that they do not affect his client or the property in question. i used to work for Southampton City Council and a search against the Council's name would throw up 30 pages or so of entries that had to be checked through!RICHARD WEBSTER
As a retired conveyancing solicitor I believe the information given in the post to be useful assuming any properties concerned are in England/Wales but I accept no liability for it.0 -
Surely though the search would be against a name of a person together with the address of the property otherwise a common name would produce thousands of results for the wrong person but with the same name?0

all of which is good reason
a) to use a solicitor and
b) to register it now, with no time constraints, rather than wait till she sells and then find issues or just delays and risk losing a buyer
I periodically advocate DIY conveyancing here, for the right people and the right properties.
But one of my criteria would be to stick to registered land which is so much easier (in general).0 -
Why would you want to register it?
we brought ours two years back and as it was a one owner house since 1937 when it was built the land registry woman was very confused when i phoned to find out about boundrys as she couldnt find it, there was no mention of registering it when we called though
AIUI, a property has to be registered if it is sold or otherwise changes ownership.

How can you just search against a name e.g. John Smith? There could be thousands. I'm sorry I don't get it; can you explain please?
