Has anyone purchased a new build home off-plan and had an input in the plans?
I'm looking to purchase a 2 bedroom house that includes a toilet downstairs. However, practically I'm not too bothered about it. I'm not sure if it would add significant value when it comes to selling the house in the future.
Instead, I'm thinking about possibly using that space as a clockroom to keep coats/shoes, and I was wondering whether the developers would consider not installing a toilet/basin/tiles in the space for a discount off the price? Does that sound like a reasonable idea?

The dilemma I have is that this would mean that the house would be cheaper and more practical (in the short term) however, I wonder whether it would be more valuable to have a toilet downstairs (in the longer term).0 -
I think planning requires there to be a downstairs toilet now.0

Planning and building regulations demand a downstairs accessible toilet in all new build homes.
If you ask, the answer will be 'no'. The house cannot and will not be signed off without it.

Penitent, no one is really going to stop him but whilst building regulations move forward and there is no requirement to constantly update our houses, we are not allowed to take a house backwards where it does comply. If an inspector attends to oversee other building work in the future, they could enforce or request reinstatement.

How quaint to use the word 'new'?
Part M was introduced in 1998 and became effective on 25th October 1999 ie. in the last century.
