Estate agent fees

Hi,
Can anyone help?? Sorry it's a bit long winded.....
OH has been dealing with his late mother's estate/probate as executor (that's been a nightmare in itself) and we need to sell her house, ideally before winter sets in. (as well as having our own house still on the market, we must be mad!)
Neighbour has always said he wants to buy it as an investment but due to him 'messing about' for the last few months, i.e everytime we ask if he's ready to proceed he comes up with something else he's got to check re. finances etc..... we've decided to place it with an estate agent in case he doesn't end up buying it.
My question is, if neighbour does eventually come up with the funds and wants to proceed would we still have to pay the agent's fees even if the neighbour had no contact with the agent at all but deals directly with OH?
And can anyone tell me how we stay sane (and married) through all this stress? we've been through so much frustration and disappointment in the last few months and still are no further forward! (about to lose the second house we really wanted)
This forum and all you lovely guys have helped so much so far, but we feel like giving up and we haven't even really started lol.

If you tell the EA who may potentially buy the house then they should be okay with that. You should ensure you sign a 'sole agency' agreement and not one that gives the agent 'sole selling rights'.
If you want to sell quickly then it can be very efficient to set a low asking price and ask for 'offers over'. The asking price should be sufficiently low to undercut all similar properties and it will create a flurry of interest. If the house could do with a bit of updating, all the better. It's what people want.
You should attract enough interest that the house will find it's right level and will sell for the price that it would have done with a higher asking price, just quicker
