Can anybody tell me why my daughter's landlords insist on doing a yearly gas check when she has no gas in her property and when she moved in the CORGI certificate stated this?

When you say "no gas" do you mean no gas appliances, or there is no gas supply to the property?

If the latter, I believe they still have to inspect rented properties to check it is properly capped, or in case she had connected up a gas fire herself!!

in that case sounds like an excuse to check the place over? What does this gas check actually involve?

I think its a legal requirement.
But I don't know how far the legal requirement extends if there is no actual gas suppy to the property.

    Hi,

You could check this out probably by looking for the corresponding regulation on the Ofgem site or maybe DTI.

If it's a safety check then the local gas distributor would need to do it, not your landlord. It sounds like your landlord is doing a private safety check like the carbon monoxide checks they have to do now. So, you may be able to find that out through your local authority e.g. council who will be able to tell you what they impose on local landlords.
