New roof - cost

Hi,
we are in the process of buying a three bedroom bungalow in Berkshire that has a very low pitched roof (6%). As a result, it's clad with mineral felt, not tiles. According to the survey, the roof needs replacing although there are no leaks and is roughly 156 square metres in size.
I have been given a ballpark figure of £25k to replace the roof with Single Ply, as well as improving the insulation (a "Warm Roof" is required since the 2006 Building regulation came into effect). Frankly I'm gobsmacked at the figure. I know Mineral Felt would be cheaper but since getting this figure I'm not sure it will be a big drop.
Anyone here a roofer or has experience of this? Is this figure way over the top?

Speak with the surveyor first and/or get a roofing company to have a look and give you a quote. When I read my survey I was under impression that the roof is about to fall down, so I followed it up with a call to the surveyor and he explained that he presented worst case scenario but in his opinion the roof will last a number of years however it is not something he could guarantee and so it was not mentioned in the survey

Did you get someone round to quote, or is that what the surveyor has said?!
Hard to get 3 quotes when it's not your house, but you could ring round and get a ballpark figure from some others (presuming you have a detailed quote).
Is it a detached property? If there are similar properties in the road, have any of those had new roofs in recent years?
