Loft conversion

Hi, can anyone offer a reasonably qualified opinion, please, on whether a quote we have been given is reasonable, please?

We have a 3-bed detached we are looking to add a loft conversion. Stairs are situated such that another flight can simply carry on up and around so not difficult at all.

I should add the house is timber framed so we have been told we need 'telebeams'.

We've been quoted £33K + VAT by one company but that is for only 3x Velux windows, and no fixtures and fittings etc, so no bathroom fittings, flooring, fitted wardrobes etc and also decoration would be on top too.

So all in probably around £46-£47K?!

I have never made enquiries about loft conversions before, but colleagues seem to think £15k - £20K is more reasonable and I could have an extension which is a lot more work, for £40K.

Thoughts, please?

    Way too little information to be able to say. There are many dofferent types of loft conversion. Your friends' opinions are are situated at the lowest level of loft conversion though. Based on what experience?

    You will need more than one quote of you don't feel certain.

    They show recent jobs and what they cost (which I think more builders should do.)


    Just do the maths in your head.
    If its an 8 week job for 3 guys, and they are charging £800 a week each (£2400) x 8 thats nearly 20k already.

    Then chuck in materials, planning if required, firedoors, building control checks, scaffolding. windows, plumbing, heating, new bathroom etc.

    I think its a lot more expensive than it used to be.

    Worth getting more quotes as all our guys had different thoughts on how things could be done (and costings will vary too). One said we should take off the roof, the others said there was no need etc.
