Offers

Just a thought. In the area we are looking to buy, houses are very popular in our price bracket and literally go within a week or two. Quite a few viewings the offers are made in a very short time frame and then we wait in a decision from the vendor. Can you make an offer ( on a different property) after submitting an offer on another property and waiting a decision?

Yes nothing to stop you at all unless they are with the same estate agent and they want to keep you to one. However they may use you in a bidding war if there is other interest.0

Yes you can throw offers in all over the place, but be careful as if the EA gets the impression you're not a committed buyer then they may recommend someone else's offer over yours - you need to look totally committed to each of the houses iykwim!0

A lot of them are offers over too, which is a can of worms in how much to offer! We are strict on our upper limits tho! More just incase scenario and keeping options open I guess. I'd hate to offer and see another potential house to see that slip away while waiting for decisions. I don't want to mess people about but the speed of this market is making me panic a little, we have a budget we need to stick to!0

It's horrible to feel under pressure like that, but the good news is it sounds as if there are plenty of suitable properties coming to market, so hopefully you'll get fixed up soon ... Before prices rise, which they traditionally tend to do in April/May.0

I cannot stress enough how important it is to present your offer carefully.
Mention if these are true
Flexibly of time scale
Mortgage in principle
Large amount of cash
First time buyer
Love the area
We are currently selling a flat, we had six offers, went to best and final, didn't choose the highest bid. We choose first time buyer looking for first home etc.0 -
Thanks we are FTB with an AIP and 50% deposit. So kinda hoping that eventually helps us in the end. Not that many properties are coming up tbh and they are going so fast. Panics you into making rash decisions too. But sticking to our plans .0 -
Don't make more than one offer with one agent, and be acutely aware of getting past the commitment stage. Are you in Scotland? Offers over, and multiple offers (with no home buyers report to pay for).0

Not in Scotland, north west England. Tbh I don't intend on making loads of offers at once. It was more of a hypothetical just in case kind of thing.0

This was exactly our case too. Missed out on a house because the estate agent wouldn't accept an offer on another house because we were trying to withdraw from another sale. They marketed both properties.
It's actually worked out really well with us as we have got a private sale. Keep an eye out for empty properties that have windolene windows or a lot of stuff outside to be uplifted.
My husband thought I was mad but we realised these houses would he coming on soon and you could maybe approach the seller direct.
Best of luck to you!LBM: 09/12/2008
