Should I get electrics checked?

Hi all,

FTB here. OH and I have just had our homebuyers report back - nothing too much to report but it did mention there is no electrical certification. I know that surveyors have to cover their backs so if there are no certificates it gets flagged as a 3.

He mentioned that the electrics looked like a modern installation, PVC fittings, RCD installed and MCBs and could see no deterioration. But, because there's no certificate has to flag it.

We've spoken to the estate agent and vendor is happy for us to organise getting this checked if we want. In this instance would you advise to get the electric checked? It all sounds like it's fine and modern but obviously we can't be sure!

    I woudn't bother, but it's up to you. If you're worried, pay an electrician.

    There's no requirement for a certificate - few people have them except landlords (and even LLs are not legaly required to have them, unlike with gas).

    The electrics seem modern & have RCDs which is a good safety measure.

    Be aware that if you DO get an electrical report, it still might say "not to current standards' as the standards change regularly, so what was standard 5 years ago might not be now. Does not mean that all properties 5 years old are dangerous, or need updating though.

    Personally I wouldn't bother. If an installation is still on fuses or it looks like an installation which has 'evolved' (multiple major circuit installations over a period of time) it could be a good idea. If it's a modern install and it looks neat (obviously one can make a very neat but still very bad installation but I reckon people who mess up the electrics/cut corners are less likely to keep things neat and tidy whilst they're at it) it's probably fine.
