Hi,
Someone had inquire to rent our house and they have an 8 years old doberman. It is a fairly big dog. The house has laminate or tiles every where, no carpet.
I don't know this breed at all. Would you rent the place if they had a doberman?

I'll admit I'm biased and wouldn't let to anyone with any dog.
But a doberman?
Apologies for steriotyping, but it's not jus the dog, it's also what the dog says about the owner.
Now I'll sit back and wait for the dog-lovers' responses.......0 -
dog lover? maybe - partial to a nice Labrador. Would I rent to someone with a dog anything like a Doberman? Not a chance. Never. They might set it on you when you try and get the rent off them for a start.Mr Generous - Landlord for more than 10 years. Generous? - Possibly but sarcastic more likely.0

I know someone with A Rottweiler who rents, she's actually a retired Vicar!
It's not the breed of dog that matters, it's the type of person it belongs to. Dobermans are actually really nice dogs - despite their reputation, I've never met a nasty one! I'd rather have a Doberman in the house than a lot of the smaller breeds, especially terriers, they can be very destructive. An 8 year old Doberman should be no bother at all - in the right hands, so judge the people, not the dog!
Dobermans and Rottweilers get a very bad press, my last dog was a very large Rottweiler, you couldn't have wished for a nicer dog, everyone loved him0 -
Main question is do you want to rent your house to someone with a dog, regardless of breed?
Laminate is good, easier to keep clean. An eight year old dog should be well past the chewing stage. If you don't mind tenants with pets you could still ask for a larger deposit to cover more eventualitiesAll shall be well, and all shall be well, and all manner of things shall be well.
Pedant alert - it's could have, not could of.0 -
A lot of dog households smell pretty doggy, so you'll have some work to do to make it rentable again after they leave.0

Leaving tenant has a small dog, no problem at all. I don't really mind. It is higher risk though the deposit don't cover much.
It's a dominant dog, focusing on the dog owner is a good idea. I will chase the agent.
40% of households have an animal so it's a big market0 -
The only thing that would bother me is if it disturbs the neighbours by barking during the day.0

A Doberman of that age wouldn't bother me
I would meet with the prospective tenant with the dog and see for yourself how well trained it is ( or not) and decide from there0 -
I let one of my properties to a family with a dog, actually now two dogs as they requested to have another.
They are a professional couple the dog is an old Labrador who I asked to meet before agreeing the rental.
House and garden are spotless, they have rented for 21/2 years with no problems, excellent tenants.
The good thing about tenants with pets is if they find a LL who is happy for them to have a pet they tend to stay long term as it's hard to find a home with a pet.
So OP ask to meet the pet but remember children and adults can do as much damage as a pet0 -

At last, someone speaking some sense.
I'd rather have any dog than a child tbh, dogs dont put jam on floors or paint the walls.
A dog is as clean as its owner allows it to be , a clean tennant will keep a clean dog and a clean house, a dirty tennant wont, period.
Dont assess the dog asses the owner.
Edited to say I am a retired middle age bank manager with a Bullmastiff and we're both pretty clean lol0
