    Having measured my 'pacing' on the landing last night realize Im not as long legged as Id like to think, lol, so probably overestimated the front to back depth overall .
    ok glasgowdan, Ill give it a go but I couldnt get image shack or photobucket to play ball last night. Bear with me , need coffee first, lots of coffee. (My pc skills are really limited as you'll guess)

    Ive uploaded them -( how easy on that site thanks) . about 30 odd. Shall I just pick out the urls of the main few and copy them to here , or do I copy and paste the list shown of all the urls ---or do I need to sign up on there to be given a special link to give to a forum?

    Not pretty is it , but some developer will probably offer a knock down price and make it worth his while.

    Thank you very much for the image host link , Ill keep it, its much better than anything else Ive come across.Apologies pics so random and so space eating - didnt know they would load vertically like that. Theres probably an option to arrange differently , Ill know to look another time.

    I don't think the vandalism is much more than cosmetic - with the exception of the garage, of course!

    Garages don't have to meet building regs and so a new roof probably wouldn't cost as much as you think. It's only a few days work.

    The boiler looks old but the radiator you've shown with TRVs is up to date. The sockets look like there's been a rewire at some point too. Window looks old but probably serviceably with some TLC.

    I'm not sure it needs £25k spending on it. It doesn't look bad to me at all.

    Thank you dozergirl - still think its one for those who have the experience to know what they are dealing with . Certainly to upgrade to what my rellies would like , using contractors, would go well over the road ceiling Im sure , especially if prices suddenly stall - they are seemingly artifically flying at the moment in that area , and its not even very nice or near to station or decent shops or anything. Astonishing. Not to worry another couple have come up now in nicer part . Seems people are starting selling again in greater numbers.

    If it was a small council estate and that house was on the edge of it then it might be a good buy but in the middle of that estate and the shape of the plot would completely put me off.
