Sole house price

Hi,

In process of purchasing a property but I don't want the purchase price to visibe on places such as rightmove or zoopla.

Is it possible to stop that?

    As in, you don't want your offer price to be visible while you're in the process of buying it? Or you don't want the final sale price to be visible after you've moved in?

    If the former - yes, you can negotiate that the house comes off RM etc entirely while under offer with you, if you can get them to agree to that.

    If the latter - no, house transactions are a matter of public record at the land registry.

    The Land Registry records (most) sale prices when a sale is registered. Anyone can view this.

    However:
    Our Price Paid Data excludes:
    • sales that have not been lodged with Land Registry.
    • sales that were not for full market value. By this we mean, the sale of part of a property, a share of a property or the sale of a property at a discount. For examples a transfer between parties on divorce
    • transfers, conveyances, assignments or leases at a premium with nominal rent which are:
      • ‘Right to buy’ sales at a discount
      • subject to an existing mortgage
      • to effect the sale of a share in a property
      • by way of a gift
      • under a compulsory purchase order
      • under a court order
      • to Trustees appointed under Deed of appointment
    • Vesting Deeds Transmissions or Assents of more than one property

    You cannot request or demand that your price paid be excluded.

    Gah! GM cross posted with me..... and his answer is better than mine!

    So, I'll just point out that even when a property has been excluded from the data, the price paid can be discovered by paying £3 for a copy of the title document, where it's usually listed.

    I wanted this too, looked into it and as above it was a no. you would think in this day and age we could chose the price paid to be private.

    Why should it be private?

    Property is supposed to be part of a free market economy where participants have a right to see the comparable values of what they're buying into.

    Although of course we all know in reality the property market is just about as far from a ''free market'' as it's possible to get, with massive government and central bank intervention to prop it up and then inflate it.

    It's like the occasional listing on Rightmove that says 'POA' (Price on Application.)

    They might as well write "Nutter alert!" because whoever's behind the choice hasn't grasped the first principles of marketing.

    Of course, its placement in the search results makes the price pretty transparent anyway, but I suppose the vendor believes that their privacy has not been invaded, or their hand hasn't been revealed, or whatever it is that motivates this manner of selling.

    Are you sure?

    I thought the LR exclusions applied to individual properties (as visible on the Title document and available for £3), and that hence those properties were also excluded both from commercial websites' listings, and from bulk data donloads?

    Completely agree. Why not just put the price? After all a house is only worth what someone is willing to pay. If the house is being sold for £750,000 but displayed at POA do they honestly think that someone you called to inquire with a budget of £500,000 will change their mind and find the extra.

    Wastes everyone's time.

    The other one a hate is offers in excess of.

    Before we bought a our last house we put an offer in on a house which was rejected. It was the offer price in full. ( it was a move straight in and bring your toothbrush house ) As it happens we found the what will be perfect house so all good even though this needs complete renovation. ha ha

    The original house was sold late last year 6 months after we completed for less than our offer price. Madness!

    No, I'm not sure now! :o

    I thought I'd read that somewhere recently, but maybe I misinterpreted.

    My own property doesn't show in the data, but the title document shows clearly what we paid for it. Are you saying that figure would be blanked out if I bought another copy? (I am too tight to actually do so and find out. This is MSE! :rotfl:)
