  • We've went in at what the EA thought they would take, £5K below asking. So we shall see. It has been on for a while and needs some work but even at asking price is still £5k below valuation so we shall see. I'd be happy even if they suggested meeting in the middle. Gah! My backsides making buttons as it were.

    There will be highs and lows along the way...but it will be worth it in the end.

    Well done.

    Confirm your offer in an email to the EA and make sure that they confirm back and also that exactly what you offered is covered.

    I offered an increase on the basis that we would dictate the timetable and completion, wanted it quickly. EA said all agreed, but confirmation letter just had our increased amount as the offer. I didn't follow this up and for the last month have tried to get our dates unsuccessfully. I reckon the EA just told the seller our increased price and not our condition.

    So trust no one and work on the principle that if its not in writing then it doesn't exist.
  • No chain thankfully, we're FTB and the house we're buying is empty because the owners are deceased. We're working on a completion date of April 28th!!! I'm utterly petrified and excited all at once.

    If the owners are dead would you have been better going in with a very low offer first to see how greedy the family is.
