Pushy EA

We put in an offer yesterday on a house we like, and as soon as we did this the EA has pushed for us to go with their in house solicitor and mortgage advisor, with claims such as "it will go through smoother if it's all done in house" and "we can then inform the vendor of your ability to proceed"

We are going to see the mortgage advisor tomorrow with the relevant information (payslips etc) merely to placate them but I don't really want to go through them because i see it as a conflict of interest. I'm also concerned that they will see how much we can afford and use that against us by trying to get us to offer more, and also we are going through an independent mortgage broker because our finances are not straightforward (self employment etc) so I'm also concerned that they will think we are not proceedable due to that.

They also want to see proof of our deposit but the majority of that is equity in our current house and I am not sure how to prove that because our last mortgage statement is almost a year old.

We still don't know if our offer has been accepted, they seem more concerned with getting us in the door!

Any tips on how to deal with this would be greatly appreciated

    Be resolute and firm. That's all there is to it.

    Personally i wouldn't go near in house services.

    I went with an in house mortgage advisor. I really really wanted the house and there was a lot of interest in it. I didn't trust the EA not to preferentially push buyers using in house.

    The advisor was ok in the end.

    You could tell them to put the offer to the vendor first, and if they confirm that it's accepted, you will then discuss mortgages and solicitors. (And then decide not to discuss, if you want.)

    If you put the offer in writing in an email, it will be harder for them to refuse to pass it on to the vendor.

    I had the same problem, I walked away and found another place to buy.
    The EA blatantly said either their FA or no deal!

    We just gave the EA our mortgage brokers number and told them he could confirm our ability to afford the property. In the end, it turned out the in-house broker knew our broker, so a quick phone call between them was all that was needed. I had no intention of sharing our financial details with a broker we knew we wouldn't use and our broker advised against sharing any personal info, including the MIP

    I hope you also advised the seller the reason why you walked away, so that they would know whose interests the EA really had at heart (i.e. their own).
