Potentially buying a flat that could need re wiring ..

    I'd better explain things more fully.
    The seller had a list of electric faults ,and got an electrician in.
    Obviously , when she put the flat up for sale she had to get her act together and she got the same electrician back in on Tuesday 07 march.
    I'll describe things like this , from the certificate I have :
    ' minor domestic electrical installation works cerificate ':
    'Rectified fault on lighting circuit ( bathroom ,hall,bedrooms),replaced
    down lights for LED fire rated fittings and transferred to RCD protected side of consumer unit .'

    Notes: 'The work this certificate covers corrects code2 defects highlighted in the electrical installation condition report(EICR certificate no: (01403418) carried out on the 25/10 16.
    The electrical installation is satisfactory and safe for continued use.'

    The flat is a good price , because of electrical,issues and various other issues which now have been rectified. The seller has supplied lots of paraphernalia regarding the completion of jobs etc



    Your thoughts ?
  • Can you ask the seller for a copy of that EICR?

    I have the certificate that I mentioned earlier with me now.

    How old is this flat?

    My house was built in ~03/04 and the red/black coloured wires were used. Only a few months later did change to brown/blue so effectively the wiring isn't up to wiring standards.

    !!!!!! me if i'm hiring someone to rewire it all just for a different colour!

    Thanks . There were issues here and there, as the flat is old.
    You're right . I pulled my finger out, and I think completion will be end
    of month :)

    The old red/black was still used up until around 2006, so what ever you had back then was compliant with the regs in force at that time. As long as it is safe now (even if it doesn't comply with latest regs), there is no need to rewire.
    I pulled my finger out, and I think completion will be end of month :)
