Please answer separately. I have ZERO knowledge on housing information.

No idea on any terms. I am unsure how accurate I am on mortgage definition either. Yet I live in sac but my hometown is Modesto. 1.I see on house buying sites houses in Elk Grove that are a total of 20000 to buy and they're like 1000-1300 square feet. Is this true? Could those be the actual prices listed? Prices like that were in homes.com and realtor.com. It's just I talked with an uncle who lives in the lesser town of Modesto and he said if you rent (isn't rent cheaper than buying) you should expect a place to cost $800 monthly.
2. For let's say Elk Grove Lodi even Manteca and galt how much will price increase in the next 3 years let's say for the record?

    Welcome, but this is a UK finance website. I think the places you're mentioning are in California. Unfortunately it's very unlikely that anyone here will be able to help you as we don't know about the US housing market.

    Probably a bit of an exaggeration, for instance, I know where the USA is, and I've been to California a few times, although never to Modesto. It's also not a UK only forum, rather it is primarily a UK forum.

    Even on a US site, it might be a good idea to get someone to proof read what you want to post before putting it on a forum. I am pretty sure the questions could be asked a little more clearly.
