    Tell the buyer that you bought it without it, you don't have it, and you can't/won't get it.

    If they're a cash buyer, they don't need it - if they want it, they're welcome to try and obtain it, after they've bought the property at the previously agreed price. Otherwise the property's going back on the market.

    Stand firm and don't be bullied into a price drop.

    Think you're missing the point - it's proving that it isn't more modern which can sometimes be the issue.
