Purple Bricks

Options
Anyone used Purple Bricks? I keep seeing the advert on tv and they always say no commission. How on earth do they make any money. I tried their website to find out exactly what their charges are, but no luck. Surely if they are selling a house for half a million they won't charge the same as they'd charge for one at a hundred thousand>

They make money by charging you a flat fee, its not a free service. But what they are providing is very simple; access to the major property portals such as rightmove and Zoopla, a property agent to get all your paperwork in order and some advice on how to sell - that's it!

It's a clever business, as people are questioning more and more the need for an estate agent. However, selling your house without an agent is not for the fainthearted, problems can arise.
  • As far as I understand from previous posters, the vendor has to pay their flat fee after a few months, whether or not the house is sold.

Anything that challenges the Estate Agent gravy train is good imo. I can never quite work out why EAs feel the value of their input is worth so much. It's about time we started doing that which most of us are very capable of doing - selling our own property.

  • Using Purplebricks but useless and because the payment has been made up front there is no compunction for them to sell the house. Wrote a review on Trustpilot and because negative they had it removed and said couldn't verify its authenticity! I questioned the authenticity of the positive reviews and they said all reviews were treated equally. So colleague put on review not being a customer and absolutely nothing done!!
If one looks on Trustpilot there are a lot of positive reviews, but you definitely cannot be sure of the authenticity so do not be misled that they are as good as they purport to be!!!
If your house/flat quickly and is an easy straightforward transaction then you maybe fine but where you really loose out is if you need support post sale as that is nonexistent or if the sale falls through then they put the property back on at the original date it was advertised on Rightmove so it goes to the bottom of the advertisements and because they do not have an agency/buyer contacts - they do nothing to get prospective viewers.
    A nightmare 😡😡😡

I've used a similar agent (emoov) and had no problem. Houses near me have sold in a matter of days with PB. I'd say if you're house is going to shift anyway, and you have a good idea about it's market value, then an online only agent is a good option. Just bear in mind you'll be doing the viewings. Sales progression team have been fine with emoov. Can't comment on PB.

if the sale falls through then they put the property back on at the original date it was advertised

This happens with all agents now. RM recently changed their rules because a few bad estate agents were relisting properties to get them to the top of the list. Unless the property has been off the market for 14 weeks, it cannot be treated as a new instruction.

Something buyers should bear in mind......RM alerts won't let them know about any properties which have come back onto the market.

  • Entirely agree with comment on waste of money - you are enticed in by lower fees but you get what you pay for and the lack of clients and estate agents contacts definitely affect interest levels.

It does appear to be a case of take the money and run - if you pay upfront it doesn't matter to Purplebricks whether they then sell your property or not?
