Land Registry question

We have just purchased a tiny parcel of land next door to our bungalow. On applying to the LR to transfer ownership, they set up a second title for this tiny bit. What's involved in merging it with our main title?

Do I need a revised plan, covering the whole plot?

Which LR forms do I use?
No reliance should be placed on the above! Absolutely none, do you hear?

    A revised plan would be strongly advisable so that the Land Registry can see exactly what you want.

    Then, send the plan, along with form AP1, the relevant fee (if there is one) and a covering letter explaining what you want to do to the Land Registry.

    If there's a mortgage on either part you may need lenders consent to vary the title.

    GDB222 - you would make an application to amalgamate the the two titles. Merger is where you are determining a lease and it is being merged back into the freehold.

    Form AP1 and a request to amalgamate plus a £40 fee payable by cheque to Land Registry is required. We would not need a plan as each title has it's own title plan anyway

    I assume when it was registered no request to amalgamate was made and if it were refused for some reason i.e. different classes of title, different ownership

    However I should point out that at present we are generally refusing such requests as we have a backlog of work. Dealing with two titles instead of one is not unusual or onerous so unless you have a strong reason for requesitng the amalgamation please bear in mind that we may well reject the application

    It would just be tidier and more convenient to amalgamate the titles. Half the paperwork. I would pay the £40 and fill out the form to achieve that. However, I accept that other matters are more pressing, and if you are going to refuse to do the work, I'll just leave it for now.

    Interestingly the LR rep doesn't say whether the cheque would be cashed regardless of whether the request was accepted or rejected. :)
