Replastering

Options
Currently trying not to get ripped off with buying a refurb property.

Can anyone give me a rough estimate of how much full replastering of a small 3 bed terrace would cost?

Walls and ceilings.

Its having some damp treatment downstairs and needs full rewire so basically buying just a shell of a house need to make sure I get it for the right price.

    Depends where you are, but a friend-of-a-friend tells me £30 a wall is the going rate. Not sure if that includes the 'muck'.

    You might want to insulate and dry-line instead of replastering.

    If you can get a plasterer to do rooms at £30 a wall then hire him full time and charge him out to others at double that! :) Easy money.

    There are too many variables for us to know what you need. How uneven are the walls? Any plasterboarding to do? Anything on the ceilings/walls to be removed? How many corners?

    I'd be allowing £400 per room.

    We just got our loft room fully plasterboarded and skimmed. Cost £900. It took 2 men 3 days, and they were working steadily.

    I haven't seen the quality of work that £30 a wall brings. I suspect that's mate's cash-in-hand don't-tell-the-DWP rates.

    Having just plastered two half walls myself I'd say £400 for a full room, done quickly and well by professionals, is money well spent!

    Thanks I was thinking £500 per room. Rooms are approx 3m x3m plus a box room 3 bedroom. I think it's going to be a case of taking everything off and starting again with the rewiring that needs doing?

    Also the hallway and landing has some dodgy ceiling tiles that's probably hiding something scary.

    If going right back to the stone / brick, maybe £30 per m2
