Also, I was wondering if you are movers, would you rather go with a FTB £3k less or a chain who's giving you the extra 3k you want?
What would an estate agent recommend?

£3k less on £1million, or £3k less on £60k
FTB not hugely attractive, as they may pull out for little reason due to nerves about Brexit, survey, growing up ... etc. Or their huge LTV mortgage may be declined.
Person in chain has pressure from both sides to proceed.0 -
3k on 200k
Really - I would always presume FTB are the ideal0 -
Each buyer and seller has their own motivators. It'll be different in every case.0

First time buyers can be fickle.
One not long ago posted that there were indentations in the lounge carpet, left by the previous owners furniture, which they hadn't seen when viewing (obviously because the furniture was still in place)
Think they believed the vendor should buy them a new carpet . . .0 -
I recently accepted an offer on my house. I had 2 offers, one from a FTBer and another from a downsizer. FTBer had a 5% deposit and the downsizer had a 40% deposit.
I went with the downsizer as they only needed a small mortgage.
People also think cash buyers are the bees knees but the reality to me is that they are not. At the last minute I have found they have a tendancy to reduce the purchase price at the last minute.I am a Mortgage AdviserYou should note that this site doesn't check my status as a mortgage adviser, so you need to take my word for it.
