Thanks for the replies everyone. Okay so I guess I will talk to them and see what happens as there does not seem to be an exit fee then. At least the next time I know what to look out for!

You: and you think it will sell for that?
EA: well you'll get offers and maybe sell for a bit below, but that's a good figure to go for
You: and are you confident you can find buyers interested?
EA: Oh yes. We have lots of people looking for properties just like yours (they always say this - they want you to sign up!)
You: well since you're so confident you won't need 20 weeks to find a buyer then. How about a 6 week contract? I'm so pleased you'll be able to find me a buyer quickly.
EA: Well, our company policy is blah blah but as a secial one-off I could do a 12 week contract
You: Make it 8 weeks and 1% as we discussed earlier and I'm sure my partner will agree. I'll speak to him/her this evening. Leave the contract with me till then.
