Extension Quandary

We want to move house - but the present property needs a fair bit of work to make it saleable
To start with - we have a small UPVC conservatory that could be replaced by a kitchen extension (but what would a single story extension cost (12 feet by 8 feet) ?
The present kitchen is small (8 by 10 and needs fitting out again
Would it increase the value of the house by a similar amount ?
I think not....

Then there's the bathroom - a 15 year old white (plastic bath) suite - a replacement would cost around £4k fitted - same question as previous ..
Obviously decorating / painting is a good idea - but where do you stop
The house is a 3 bed semi worth around £200k
Any advice welcome

    I wouldn't extend or replace the bathroom. Just factor what needs doing in your sale price.

    Smarten up what you have it will be hard to get your money back.

    A couple of projects might be attractive to some buyers they get what they want.

    Declutter.
    Clean everything to within an inch of its life.
    Paint walls to freshen up if necessary.
    Tidy the garden and plant a few flowers.

    That's all anyone needs to do. Total cost between £0-£50.
    And yes, you'll definitely get your money back :)

    The next owner would probably rip out what ever you put in, so unlikely to add any real value to the house. If the old kitchen is tired and tatty, a new one *might* improve the appeal to a prospective buyer, but don't count on it.

    it is small and cheap but is only 15 years old - so we may leave it

    The only time it's worth replacing a kitchen & bathroom is if the property's small and likely to appeal to elderly people.

    They usually won't want the hassle of major jobs.

    Younger people see a slightly tatty house as an opportunity, which is what it will be if you price it keenly.

    Another vote for leaving it as it is. My mum once did loads of work to a house before she sold it... only to see a skip outside a few months later, with all the new kitchen cabinets in!

    We also viewed a house which had been done up to very modern tastes, which are not "us" at all. It actually put us off, because the higher asking price reflected the newness of everything yet we'd have wanted to rip it all out anyway. We'd probably have bought the house if it was a bit cheaper but in need of modernisation, because then we'd have had enough money left over to have the work done to our own taste.
