Why is it so stressful?

Options
So we're looking at putting our house up for sale and wanting to buy a bigger house.

Last night I registered for the credit club and noddle, and I'm left feeling rather confused and stressed. I was initially pleased when I saw the score from Experian at 965...however, underneath my hit rating is very weak :/ on further investigation, my mortgage account is not showing and neither is my mobile phone contract. Both companies state they use Experian.

I then register for Noddle to find a score of 597 and a credit rating 3/5. Everything is showing on here and it's correct.

I have a Next account with a small balance which I'm going to clear immediately to see if that helps but other that that I only have a mortgage and my phone bill. There are no defaults and no CCJs, payments are made regular and I'm not sure whether it makes a difference but I'm overpaying my mortgage. Oh, I do have an overdraft of £50 which I put on once when I needed it and I do use it monthly.

I've had a joint loan settled some years ago but that's about it.

I know I need to see a mortgage advisor but any pointers in the meantime?

Noddle is often up to 2 months behind with payment histories

If the mortgage isn't showing and it has a perfect payment record then adding it will be a very positive step, as your score is based on your payment history

Im pretty sure mobile phone companies only register defaults , not payment history

Hope this helps, I could have written a lot of crap about how scores mean nothing but that would add nothing to my post, and be of no use or interest to you.....

Are you saying that if it's missing the payments for last 2 month my actual Callcredit rating could be higher? If so, I hope you're right. I'll double check it, but what if they're showing?

Mortgage is definitely a perfect payment history for 10years. We've been overpaying for the past 5 years or so where possible.

We're wanting to take out a lot more than our mortgage is ATM, we have a childcare bill ranging from 480-560 per month which will reduce from end of April due to 3 year funding.

    EE show payment information.

Regular use of an overdraft may drop your "score". As long as your history is showing no bad markers then ignore the score.

    Noddle is the least accurate

Use clearscore (free) which will give your Equifax rating

Check check and double check for anomalies....

Clear score is 489/700 and says I'm stable. Everything is present and accounted for on this too.

    Again, no defaults or CCJs

It says the only negative is I don't have a credit card

If the mortgage is in joint names check if it's showing on your partners Experian account ?

From what you say , other than adding the mortgage record to Experian, and paying Next off, you have nothing to worry about

With the free credit reports you get them generated once a month from the day you registered for the service, providers of data to CRA's send their updates once a month. So depending on when the CRA gets the data and when your free report is generated you may not see an update for a couple of months on an account. The primary difference with the paid credit reports is that you can generate a report daily so you have a more up to date view.

You will not find every credit commitment on every CRA's version of your credit file. That's because credit providers often only supply data to and take data from one CRA.

Obtain all three versions of your statutory credit file and ignore the credit scores as they are meaningless. Mortgage lenders calculate their own score from the application data you submit and from your credit data.

Forgive me, but what's the difference between obtaining all 3 versions and logging in online to see the reports held? I have done this for all 3 CRA
