Buy freehold from Shenstone

Hi,

Has anyone had any recent dealings with Shenstone Properties?

I am trying to buy a house and it has transpired following my solicitor's search that part of the property is built on leasehold land owned by Shenstone. The current owners have agreed to buy the freehold in order to allow me to purchase.

Latest update from my solicitor is that Shenstone have been provided with a transfer document which they need to approve and then the sale can be executed.

Anyone know how long this might take?

Ta

My house was with Shenstone when I bought it and I bought the freehold off them 2 years later. This is not recent though, it was about 6 years ago.

It all went smoothly but very slowly, about 6 months in total. I had a solicitor involved (Shenstone told me I did not need one) because I had heard horror stories too but I think the extra expense of that was worth it.

I know I shouldnt let Internet forum horror stories bother me too much but Im such a stresshead!
I am now considering asking the vendors to buy the freehold before we complete - but this will add a big delay to the purchase and I dont want to upset/annoy the vendors but at same time I dont want to buy a house Im not 100% comfortable with. I know I could purchase the freehold myself after 2 years of owning the house but worried about it being a nightmare later on.
I am a first time buyer btw so I am very new to the house buying process - it is not a nice experience.
