we where not told no children allowed.

Me and my partner where looking for rented property. We applied for the house we wanted it is unfurnished. When we went into the office to apply they asked us if we have any children and we told them one one the way (30 weeks) and told them my due date. We where accepted for the property and they sent out the contract a week later for us to go over, we noticed in the contrast no children which they didn't tell us when applying. We are meant to be moving in on the 6th of this month.

why would they accept us if they knew there was a child on the way? and what do we do about this? :huh: :exclamati

they also are asking for a higher deposit to cover any damage.

    If they are asking for a higher deposit then it certainly sounds like they have accepted that you will have a child in the property for at least part of your tenancy. If you want clarity, ask the agent/landlord, perhaps they will delete the clause in the contract.

    Delete the clause before you sign it. Let the agents know that you were asked the question ansd answered honestly so the lease was ofered on the basis you would have a child, and that no higher deposit was mentioned at that time.

    1: higher deposit? What damage do they expect a baby to do?
    2: Actually this would be illegal anyway - covered by the equalities act

    really?

    Age is not covered by the equities act 2010 in relation to the letting of properties.

    So by refusing to let to a family that contains any person under 18, what part of the act are they breaking?

    happy to know if I have missed something.

    A baby maybe nothing a child could for example start writing on walls.
    If if was illegal, does it mean that all those 55/60+ housing are breaching the law?
    What's next? Illegal to specify no pets? :rotfl:

    Is it possible that the agreement says that, as it stands no children are allowed, but they will be when covered by an extra deposit ? (Pet owners often have to pay a larger deposit).

    Is it a flat or a semi. There may be a reason for it that the landlord has specified and the agent hasn't really understood. (We own a semi where the next door neighbour works on night shifts.)

    Check with the agent.

    When we applied they only told us no smokers and no pets they never mentioned anything about no children. we had to read it on the contract they emailed to us last night. We have emailed them back asking them about this and that we did inform them that there was going to be a child in the property when we applied.

    but we told them in the application that there will be a child living at the property. The agency has to pass the application to the landlord for him/her to accept the offer. it is a semi (it is around the corner from my mother-in-law so we know the people who live next door and both sides have kids)
