When do we get a solicitor?

Hi we are going for a second viewing of a house tomorrow and problem outing an offer in, currently have more or less 10% also using the help to buy isas which we have not included that in as understand this money comes off at completion or something like that.

Yesterday we seen a mortgage adviser who we are having a meeting with Saturday to take all our details and look for a mortgage for us.

Does the mortgage adviser find you a solisitor or do we have to do that and if so what stage do we need to get one?

you do. i appointed my solicitor with the instructions to not do anything until my mortgage offer was in place. Therefore you know you're getting the mortgage before wasting money on searches ect. But you can go ahead and get quotes now, find one, and tell them you want to use them.

The EA will ask you for the name of your solicitor as soon as your offer is accepted. While it's fine to get back to them a few days later, it's sensible to have got yourself some quotations earlier so you can get the ball rolling sooner rather than later. Probably makes no difference if there is an incomplete chain, but otherwise, it will speed things up a little. It also gives you the opportunity to tell the vendors EA that you already have a solicitor when they try and recommend some anonymous warehouse of conveyancing monkeys (to get a commission).

I'd hold of on incurring any fees though if there is an incomplete chain. Instruct your solicitor to do nothing!

You need to instruct solicitors as the EAs need the info when completing the memorandum of sale so the seller solicitor's knows who to send the contract pack too. Many EAs try and push their own conveyancers (due to referral agreements etc - not based on quality!) get some quotes from a couple and also ask friends/family who they would use/recommend.
