Negotiating rent on a commercial property

Hi all,

I've been running a small business from home for the last 2 years and it has grown so much that I'm now seriously considering moving it into retail premises, particularly as I've had an opportunity come up that's too good to ignore.

I've been to view the property and it's perfect so want to go ahead. I've been advised by my solicitor to make an offer "subject to agreement on the terms of the lease" so I can negotiate on terms, but I'm not sure what to do re actual monthly rent. Is it common practice to offer less on the advertised price, like you would on a house purchase? I've never done this before so any hints and tips would be greatly appreciated!

  • Yes it is common practice to try and arrange a discount or free months as part of it.

    Negotiate and before you sign any lease or agreement make sure it is thoroughly read by a solicitor who is fully conversant with commercial property leases.
    If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales
