  • Hi everyone, thanks for all the replies, this is all really useful! Good to hear that the number of viewings seems pretty good. I also did have similar reservations about some of the properties we have seen which are up with multiple agents, however some of those are with 3+.

    We had 3 agents round - this suggested price was pretty realistic based on what others have sold for, whereas one of the others pretty much plucked a figure out the air, which was massively overpriced. There are a few things around the flat that may put people off, ie. train line not too far away (few hundred metres) and a uni, but generally these flats go very quickly, particularly for investors. The service charge is hefty (2.5k over the year) but that's because of a lift, caretaker, all water etc. It's an old factory so everything is more difficult, i.e. window cleaning requires a cherry picker! We have been upfront about the cost. It is frustrating not getting feedback, although as you say that's not the EA fault. One investor did say the service charge was putting him off, but in general no one else has given good or bad.

    Overall, good to know your thoughts though - sounds like we should continue and see what happens, but potentially consider switching altogether in the future if nothing picks up.

    I wouldn't get too hung up on feedback, as others have mentioned, you rarely get told the real reason. Even if you do, it's unlikely you can do anything about it.

    I agree with Cakeguts, ultimately if you're not getting any offers the people looking at your property are finding better value elsewhere, and that's really all the feedback you need.

    Or just get the price to the correct level, that will make things pick up.
