looking to potentially purchase an Avant home on a development that is due to start near us. does anyone have any experience of dealing with them? in particular pricing for upgrades. we almost bought an Avant home a while back when they were known as Bett and they offered a px if we bought off plan, anyone know own if they do this as standard practice? sorry for all the questions 😁

I personally have never purchased a brand new house however my parents purchased a brand new Avant home last September.
They did p/x the old house (not off plan) and Avant gave the folks almost 100% of the sale price (house valued at £185k - Avant gave them the full value of £185k, house managed to sell for £187k). However, they didn't budge when it came to upgrades. Anything that my folks wanted had to be paid for in full, they didn't offer any incentives or discounts for any extras or upgrades.
That in itself isn't a big deal - if it's worth the extra money, the buyer should expect to pay for it. Any discount is a bonus.
However, over the past 14 months, they have had a long list of things go wrong. It's normal for things to go wrong on a new build but this was far more than you would have expected - issues with drainage in the garden (the fences that Avant subsequently removed to fix the issue were never replaced - despite the fence being one of the "upgrades" that my parents had paid for), cracks in the walls, almost every "long life" LED bulb within the house has blown, skirting boards AND door frames rotting and need replaced, broken door locks, Windows jammed, etc, etc. The list goes on.
Avant have been very reluctant to fix these issues. It normally takes about 4 - 5 months of complaining before any action is taken. Complaining to the site manager results in many broken promises and eventually Avant Customer Services need to get involved. Many of these issues are still not resolved and this is not limited to my parents house - every new house in the street has similar issues.
Pre-sale, they will be your best friends. However, the quality is not what you would expect nor is the after sales service.
So although the advice above - "Don't buy Avant" - is pretty vague, its still good advice!0
