Business Plan- coffee shop - share it with the estate agent

I am looking to rent a place in a good foothall, as this is my new startup the estate agent is asking me to give him my business plan before he can consider my offer as i think he wants to make sure that the business will work.
I am working on the business plan and that includes my research, target people and cash flow and marketing/sales strategies.
I am a bit concerned that the business plan will have all the important information that i worked on i am a bit afraid it might be open to others as well once the estate agent gets it or if i don't get that place.
shell i just the cash flow out of that business plan and give a summary of all my strategies and research and don't give too much details about other things as i not sure what the estate agent will be more interested in my business plan.
Any help/ suggestion greatly appreciated.

I'd suggest all you give them is the cash flow forecast - all they need to see is that the rents are affordable. Most business plans don't include too much detail/research so I doubt they're expecting anything too detailed anyway.0

Does the property definitely have the right planning permission for your business plan? I'd have thought the EA would be keen to check this when passing your offer on to the vendor.Signature removed for peace of mind0

The property has got Class1 licence but at this time we will open a coffee shop so class 1 will work, but i will apply for class 3 licence in near as soon as we get the place because i have plan to open up fast food chain by this Nov-Dec..0

Just a quick question coming into my mind if anyone can help me, what documents the estate agent required from the tenant and if they really want to see the proof of investment or just showing couple of years accounts are enough.0

A friend of mine gave a business plan for a nursery to a prospective landlord a few years ago who took it and opened up their own nursery with it. Another friend did something similar with a cake/coffee shop. I suspect it's quite widespread to get somebody to do the business plan for free and pinch the ideas. Whatever you send make it a file format that cannot be edited, if they want to pinch things they'll have to retype it rather than just copy & edit0

I suspect OP meant share their plan with the EA, not the office! Would be a bit odd.
A great point though otherwise, OP check there are no restrictions on what businesses you can run - at lease/contract level not just PP level.0
