Lease Agreement/Rent increase advice

Once again my sister has asked me to seek advice from all of you kind and helpful people.
She rents a house and has two problems. She did not renew the lease for the last two years and therefore automatically fell into a 'short term tenancy' situation, i.e. monthly as I understand it. The agents have now advised her that it was an error on their part and she is now liable for the renewal (lease) fees of approximately 200.00 for the last two years. Furthermore the landlord has raised the rent by 50.00 and apparently needs a confirmed year's lease commitment in order for them to take out another mortgage on another property (a bank requirement) and the EA are insisting that my sister pay the new renewal costs together with the back renewal costs. My question is - if a LL increases the rent, does this not need to be discussed and agreed upon by both parties? Also, is my sister responsible for the 'renewal fees' for the last two years which apparently were not charged to her in error? Thank you for any advice.

  • Gosh, have just realised that I posed the question on this forum regarding renewal fees previously and received the advice my sister needed and duly passed it on to her. Thank you. Huge apologies but it's clearly an ageing thing! I just need some advice regarding the rent increase? Also, as a matter of interest and opinion - my sister will be receiving an pension payment of approximately 40,000 soon and has put in a (rather ridiculous) offer on a flat in a more affluent area. She is 55 and has poor credit. Consequently the mortgage rate and repayment will be quite high. Is it really worth buying a property, struggling to pay a mortgage and having to retire at 70. I don't think so.
