Can Bellway refuse to sell the freehold of a new build?

Me and my boyfriend are about to put money down on a new build. Our Friends have bought a house in the same street and Bellway said they can't buy the freehold of their house because of the type of house? Is this allowed? Can they refuse to sell you the freehold of the house?!!!

    If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales

    do what they want, you choose to buy with those terms
    Don't put your trust into an Experian score - it is not a number any bank will ever use & it is generally a waste of money to purchase it. They are also selling you insurance you dont need.
  • Is there anything you can do about it? We really want to buy the freehold we don't want to be leasehold after all the bad press about it

    this seems to be a new way of extortion.
    one estate was in the news just recently where the homeowner wanted to buy off builder was quoted something like £8k
    the buillder then sold whole estate to a investor/pension fund whom now want £40k for the same thing

    absolute joke how they get away with it but while we need housing its there market
  • Is it true that if you do get to buy the freehold of the property it goes on your mortgage? First time buyers so don't have a clue! Just found out about this today!

    It varies and depends on the developers, they may not have the freehold themselves to the land and hence can only sell leasehold. Personally I wouldn't bother purchasing anything but freehold.
  • Could look for a totally refurbished house so you get the mod cons and superior insulation etc but larger plot (normally), larger rooms and freehold (normally). Worth doing as detailed a survey as you can though to check some of the refurb quality.
