Buyers I know are worried about values falling after March/triggering brexit so it could be a risky time to buy.
I don't think an offer less than 3% off asking is a low one at all. If it's their first offer maybe you could get them to 465?0 -

Another crystal ball request. You could get 3 offers for over asking next week. You could never receive another offer0

I would say if the buyer is in a good position then go for it. Take it from me, our buyer offered close to asking price, we were due to complete tomorrow but the buyer is pulling out. If they seem like good genuine buyers then accept and give yourself less stress!0

I have nothing to sell and had an offer of £325K accepted on a £340K property. I knew they had found a property they wanted so I said that was my final offer and an hour later it was accepted.
If the person who offered the £460K is not in a chain then I think that is definitely worth the £15 price reduction.0 -
