Party Wall

Hello, I'm trying to find out whether I need a party wall agreement or not. l live in a terraced house in the North of England. The architect *thinks* that our terraced house has its own wall (so two adjacent walls rather than a party wall with neighbour) but neighbour still wants an agreement. How can I get confirmed that it's not a party wall? We don't want to take any risk but can't delay the work. Thank you.

    What are the architect's reasons for thinking this?

    If there are two adjacent walls, can you guarantee that the planned work won't affect the neighbour's wall in any way?

    1.So will the work involve cutting into the wall to support steel beams?

    2. The only reason there would be 2 walls if one house was already there and they built the second one next to it. I would strongly suspect it is a single party wall. Has the architect got themselves confused and think the wall is a cavity wall with 2 separate skins of brickwork? It would still most likely be a single party wall.

    You could put a hole in it and find out, but don't forget to issue a party wall notice first.

    (What's the issue with issuing the party wall notice, anyway?)

    Either have he neighbour round, offer him tea and cake, explain your plans and reassure him it won't impact him (assuming it won't) and hope he'll agree a PW Agreement is not required.

    Or issue a PW agreement.

    If you have applied for planning permission there are some companies searching through applications that send letters to neighbours offering their services. You will have to pay their bill.

    As G_M says tea and cake to try to reassure and avoid a PW agreement altogether.
