Completion date change 1.5 weeks beforehand ?

So we're FTBs , due to exchange contracts this Friday and compete next Friday. Sellers are buying a new build. We received a phone call on Monday informing us there had been a problem with sellers new house which may affect completion date. Problem is that there was a burst pipe in house next door and wall of sellers new house is damp. This has been fixed , builder and developer have told seller this and that once it dries out it will be fine. Obviously there is also a warranty. Seller thinks he is being sold a defective house and does not want to complete until he sees it's not. So as not to.drip feed this will be the 2nd time completion date has been changed at sellers request and we also had to wait longer than we expected for some remedial work to be done at mortgage issuers request. This was done a month later than we were told it would be. Solicitor has advised us to stick with the date and not agree to change as we have been amenable to.everything so far and there is no need to change. We're happy to.take her advice but also worried that everything will fall through and we'll lose the house ! Any one had any experiences of or advice on a situation like this ?

    You have two options, sit and wait it out, or pull out.

    You haven't exchanged so completion can change, or the seller can with draw without reason or recourse.

    Just one of those things. You could threaten to pull out in the hope it moved things along. but if it doesn't, what will you do?

    If you play hard ball you have to be prepared to pull out if they refuse.

    Chill out. Exchange is the important bit, completion date is not important in the scheme of things. You'll look back and forget all this stress in 6 months time when sipping wine in your comfy home
  • Thanks for replies, gonna see what happens. Just glad we had a feeling something like this might happen and haven't handed in notice on our rented house yet.
