Renting advice

Just a quick question.
Can I (a tenant) end a tenancy agreement early. My agreement ends in November. Without going into detail the landlord is crap and I want to move from my apartment to a house. I have seen a few places I like in my local area and would love to move on.
Is there any laws on my side that would allow this?

    none whatsoever as presumably you signed s contract with a fixed end date, the clue is in the name: fixed....

    if you and your LL can reach agreement to "mutually" terminate the contract then that is different. your LL may agree, or he may want a lump sum payment to agree, or he may refuse. All 3 options would be at his discretion.

    best you learn what it means to sign a contact.
  • You can do whatever you want, no-one can force you to stay where you are - but there are always consequences. In this case, the consequences are financial. If you can afford to take the hit, you can move on. If you can't then you'll have to suck it up and stay put until November (or until the point where you can afford the financial consequences).

    So you have a fixed term tenancy till Nov 2017 yes? That is a legal contract, giving security to both sides:
    * tenant is secure to live there till Nov
    * landlord is secure to receive rent till Nov

    There are 2 possible ways out early:

    1) if there is a 'Break Clause' in the contract. Sometimes the contract has a clause allowing either side to end the tenancy early. Read the tenancy agreement to find out.

    2) mutual agreement. If both sides agree, of course the tenancy can end early. But often a landlord will only agree if the tenant pays some compensation. The LL can ask for whatever he wants (typically cost of finding a new tenant, and rent till that tenant is in place). But he could ask for more, or less. The tenant can agree to whatever terms the LL asks........ or stay till November.
