Bigger 4th bedroom or 3rd bathroom?

Just looking for some opinions on what you as a house buyer would prefer or what would add more value.
We live in a 1930s semi detached (loft already converted with bedroom and bathroom) and our target market is young families and buy to let investors who rent out to students. Our place is currently 4 bedrooms (3 big doubles and one tiny box room), 2 bathrooms (with shower over bath in both) and downstairs toilet. We are getting a double extension to the back of the house in the summer to create a massive kitchen diner and utility room and the idea is to extend the tiny box room (currently 2.4m x 2.4m) over it to create a spacious double room which would add about 2.75m x 3m to the room.
Some people have suggested to us to use some of the space of the old box room to create a 3rd bathroom/small wet room in the house. The idea would be to make the wet room as small as we can get away with to not take up too much of the new bedroom space.
Which would you prefer/ would add more value? A bigger 4th bedroom (it would be about 5.4m x 2.75 narrowing to 2.4m) or is it worth adding a small wet room as well and taking away from some of that large bedroom space?
I am leaning towards the bigger bedroom as is my partner. Any thoughts would be wonderful please!

Consider the usefulness of the rooms, the current craze for endless en-suite bathrooms and so on is simply bonkers. It's bedrooms that are too small in modern houses and two bathrooms for four bedrooms is a already perfectly good ratio.There is no honour to be had in not knowing a thing that can be known - Danny Baker0

Agree - you've 3 toilets already. Bigger bedroom, maybe a walk in wardrobe? Really smart with pull down rails etc (see pic 15, http://www.rightmove.co.uk/property-for-sale/property-39442161.html)0

You're doing the huge, expensive, disruptive two storey extension in order to sell it on? Or will you be living there for a while and are just considering resale for the distant future?0

We are not looking to sell anytime soon and yes we'll be living here whilst the work is going on.0

I'd go with the bigger bedroom then. If you've already got two decent sized proper bathrooms and a downstairs loo then that's definitely enough for a 4 bed house. Really good storage space in a bedroom is much more useful.
Without knowing your exact plans it sounds like it might be difficult to get a window in that wet room too, and windowless bathrooms are awful!0 -
Wet room - do you mean a room for washing machine/tumble dryer/storage stuff ? Where are those items at the moment?
I do not think 4th bathroom/toilet is of any use unless all of them are en suite for students which does not seem to be the case.The word "dilemma" comes from Greek where "di" means two and "lemma" means premise. Refers usually to difficult choice between two undesirable options.
Often people seem to use this word mistakenly where "quandary" would fit better.0 -

By wet room I mean a room that you just walk into and you shower in with no shower cubicle- just all open.
The appliances are in a utility room downstairs off the dining room at the moment but it can only be accessed from outside so with the new extension we will incorporate the laundry/utility room so it can be accessed from the inside (off the kitchen).0 -
If you were feeling flush, the only bathroom related change I might make would be to have one with a bath and the other with a nice big walk in shower rather than 2 baths with showers over.0

We could get a small window in - I would never have one without- I agree with you on windowless bathrooms though - horrid!0 -
The trend for endless bathrooms drives me mad, seriously who spends enough time on the bog to need all these bathrooms? Unless you and all your close family have irritable bowel syndrome, go for the bedroom option.0
