Mortgage with defaults??

Hi,

Can anyone advise of lenders that would be likely to accept an application in the following circumstances.

I have 2 defaults, both 24 months old. Both paid up.

Between us we earn about 60k a year and have no debt.
My partners credit score is good. Mine is still poor despite having no missed payments over 10 years, aside from the 2 defaults due to an incapacitating illness.

We are hoping to borrow around 150k with a potential 100k deposit (inheritance)

Any help would greatly be appreciated to help us buy a home.

Thank you

Im not allowed to name lenders on here as we do not have enough information to do that, but there should be a couple of high street lenders who would look to accept it with a few more non high street lenders at relatively normal rates.

Im sure you will be fine, you have good incomes and a good deposit.

Ulster bank accepted me with defaults
  • Thanks for the response.

I've been to a couple of brokers and neither have been able to specify which are more lenient towards defaults.

Rather than advise which lenders I should approach, can you advise those to avoid??

As I'm sure you can appreciate, I'm tying to avoid pointless credit searches.

    Thanks again

Not really, if I start naming lenders it could be deemed as leading which our governing body could lynch me for.

Have you tried speaking to a broker with some experience in adverse, rather than general run of the mill brokers?

  • Thanks. Would you mind sharing a bit more info on your defaults?

    How many?
    Total figure?
    Were they paid up?
How old where they when they made your application?

I understand if you'd rather not go into detail though
  • Yeah I didn't think It would be as simple as that! 😉

Would you be able to advise on brokers that specialise in adverse credit perhaps?

Nothing ever is with the FCA.
Im not allowed to name brokers because of the rules of this site :P
You have no idea if I work for the firm or not and so conflict of interest and all that.

  • Jesus! That's encouraging.

What was your credit score like at the time?
Mine is still considered "poor" by Experian

Ignore your score. mine was poor and still is supposedly, have got a normal credit card, and the mortgage despite this, and its still 2/5 on noddle,

Ulster bank were great, it wasn't "computer says no" the underwriters asked how and why we got in debt and why defaulted.
