Unsafe electrics

Valuation report has started electrics need looking at as there is a concern with them

Had an electrician check over who has stated electrics are not safe and would fail a safety test miserable and has recommended a full rewire at a cost of around £3500

Do I now go back there the vendor and explain hoping to sort loosing the costs in the buying price?

What's the best way to go about it

    Yes.

    Via EA if there is one or direct to vendor if there isn't.

    Assuming you made your offer not knowing there may be a problem then yes. Show the EA the electricians report and request the vendor deduct the amount from the sale price. They may agree, they may disagree or they may make a counter offer. If either of the latter two then what you decide to do depends on how much you want the place.

    Did the electrician actually say the electrics are "not safe"?

    Did he put that in writing a report, or in his quote?

    What aspect of the wiring makes them unsafe?

    If I was the vendor, those are the type of questions I would be asking you - before discussing any kind of price adjustment.
  • Electrician has stated wiring is unsafe and would fail and electrical safety cert due to no bonding, no rcd's, old and poor wiring

    Valuation stated electrics gave cause for concern which is why I had certified electrian go around

    I can contact vendor direct

    Offered 15k below asking as they understood needed new kicthen and bathroom so we're willing to accept lower price

    Nobody had any idea regarding electrics, I don't fancy moving in and having to fork out nearly 5k to rewire,plaster and decorate

    The big question edddddy was raising is do you have this in writing, or do you just have a quote for the work and the rest is verbal?

  • I have verbal but I can have a failed safety cert if needed, house was over priced any way and valuation has only come back in a the region of 20k below and what we have offered so it's right on the limit any way

    Back to my original post then, yes the way you have offered to deal with it is correct. Some people on the forum ask whether they should insist the vendor fix it before sale which is the wrong way to do it so it's good to see a buyer who knows how it should be done.

    Sounds like you have enough ground for renegotiation, with the valuation coming short too. Doesn't mean the vendor will budge, but if the electrician categorically states it's unsafe (rather than just old), it helps your case. Assuming you have enough cash knocking about to do the work, I'd now offer based on what the surveyor said it's worth.

    What is the valuation on the survey report? If they value it at the price you have offered you are in a weak position. It says that despite evident problems the house is valued correctly.

    If I were the seller I would want to see the relevant sections from the report and the valuation before any negotiation.

    EDIT: Just seen post no 9. I would copy the relevant parts of the report to show your seller.
