guide price for terraced house regen

Options
I'm currently renting a Victorian 2 bed terraced house near centre of Doncaster and am looking to buy it from my land lord. Issue is it needs a lot of work to it. I'm just wondering what to expect cost wise, it needs:
stripping back to bare brick throughout (i can do that myself though)
2 storey extension on back (1.75m x 2.5m)
kitchen floor and ceiling raising 250mm so bathroom above raising the same (both were extensions decades ago)
damp coursing throughout
plastering throughout
complete rewire (i already know the cost of that as I'm an electrician)
complete re-plumb including radiators and bathroom
new kitchen
loft conversion with new stair case
a 2.6 x 3 m wall knocked through to open living room and kitchen

basically rebuilding the inside as much as possible and turning it into a 3 bed.
im going to ask around some builders and plumbers i know but just wondering your opinion of what to expect.

A lot! I'm down south (London commuter-bills) so less familiar with prices up there but 5yrs ago a DPC, kitchen side return extension, chimney breast & stack removal, rejigging upstairs corridor, new kitchen, new bath and some new tiling, plastering small double bedroom & skimming the lounge in a 2bed terrace cost us about £65k. The chimney work was a good chunk of this.

Very, very easily over £50k without blinking.

It sounds like financial overdevelopment of a terrace to me.

Are you sure it needs a new DPC ?

Many older houses used a layer of slate or a single course of engineering bricks to act as a DPC.

Also, being a Victorian build, I'm guessing that you have solid brick walls - If this is the case, then consider using lime plaster. This will be a more sympathetic material than gypsum plaster & cement renders and go a long way in alleviating any possible damp issues.
